Different clients have different business plans and different targets whether by sector/ asset class, geographical considerations and/or yield. We help them implement these business plans and ensure the assets are acquired for these criteria and/or whether the risk profile/price takes it outside of these parameters.
We can assist clients with the acquisition and disposal of their investment properties and securing the deal. These may be way of ‘unconditional’ cash purchases, conditional contracts (e.g. planning or landlord’s consent) and/ or subject to debt arrangements.
We can advise on title investigation and any problem solving required. In conjunction with their other professional advisors we can highlight where the assets materially differ from the picture agreed in the heads of terms and we can assist by helping with any price re-negotiation and/or deal with the issues arising from the relevant risk.
By keeping advice commercially focused, our clients can see that we are aligned with their aims and the team are not shy in proposing scenarios where they can either ‘see an angle’ or find a solution where one party is citing a ‘deal-breaker’ scenario.
Commercial property transactions are often subject to tight timescales. From the beginning of a transaction, we will make sure all parties are aware of the timescales involved and ensure that the transaction proceeds smoothly and quickly to meet the deadline.
Upon acquisition, we are also able to provide day to day advice on asset management.
