The Real Estate team at Kingsley Napley (KN) act on behalf of a wide range of clients from investors and occupiers to developers and entrepreneurs in a broad spectrum of legal matters including landlord and tenant, property acquisitions and disposals, development and construction, site assembly, planning and funding as well as all aspects of property litigation. 

  • Acting on the acquisition of land for £3 million from Corus as part of the site assembly for the Corby Northern Orbital Road.  This is connected to the proposed major development at Priors Hall Corby.   
  • Acting for a substantial hotel operator who has contracted to take leases of part of a development site in Battersea adjoining the Battersea Heliport, which KN acquired for the client last year. KN dealt with the initial development agreement for a Hotel, Restaurant, Business Centre, Penthouse and new Heliport facilities.  The value of the transaction is in the order of £25 million.
  • Acting for an off-shore client which is a major developer within the country it is based in respect of the purchase of a property in W1 at a price of £12 million.  The property has been purchased for refurbishment. 
  • Acting for a major radio station in respect of a lease of premises in Central London.
  • Acting on the sale of a recently developed investment property at a price of £12.65 million plus VAT. The sale included the assignment of construction documents and warranties.
  • Acting on behalf of a developer in the purchase of a commercial property in West London at a price in excess of £2 million which is intended for redevelopment.  
  • Acting for an off-shore trust in respect of the transfer of a number of residential properties at a value of circa £10 million to an on-shore vehicle in order to mitigate adverse CGT liabilities. 
  • Acting on the acquisition of a site in south London for redevelopment for a mixed use retail/residential scheme.  The transaction is now in its construction phase.  KN dealt with the negotiation of the development agreement and lease with the anchor tenant, a major supermarket. The structure of the deal also involved KN in preparing leases for the residential units and the creation of a new headlease to protect the freehold investment. 
  • Acting in the sale of a redevelopment site in Huddersfield at a value of £10 million which included the drafting of complex overage provisions.  
  • Acting in the grant of part of an office building in High Wycombe at a rental of £506,000 pa and the simultaneous surrender of the tenant's existing lease.  
  • Acting for an off-shore client on the acquisition of a former Alders store for redevelopment and dealing with a planning obligation required in connection with the planning appeal. 
  • Acting for an established developer client in the acquisition of a property and the sub-selling of it at a significant profit.  The contract was conditional upon satisfactory planning consent and the release of certain restrictive covenants.  The client was able to successfully transfer the property at a profit without incurring any SDLT liability.  
  • Acting for a Landlord client on an Agreement for Lease to Premier Inn for the conversion of the client's former Head Office premises to a 122 bedroom hotel with an initial rental well in excess of £0.5m

  • Acting on the acquisition of a Grade I Listed office building in Mayfair, W1, for £4m plus VAT, with a very quick exchange and completion following receipt of contract papers.

  • Acting for a Landlord client in the letting of a building in High Wycombe to Hyundai Motors at an initial rental of £270,000 plus VAT.
