Examples of the transactions we have acted on:

  • Acting for Kinloss Property on the acquisition from Land Securities of an investment property in Oxford Street consisting of a mixture of retail and offices at a purchase price of £155M. KN's team was led by Paul Harbour with the matter being completed expeditiously in a tight, pre-agreed timeframe. The team dealt pragmatically with the various commercial points that arose including the complexity of the legal estates being sold, the construction issues arising as a result of the recent redevelopment of the building as well as the landlord/tenant issues.   • The acquisition of a recently developed investment property in the City of London at a price in excess of £14 million together with the assignment of construction documents and warranties as part of a long term investment strategy on behalf of a multinational company.
  • The acquisition of land for £3 million from Corus as part of the site assembly for the Corby Northern Orbital Road.  This is connected to the proposed major development at Priors Hall Corby
  • Acquiring a property for development in the West End of London at a price of £12 million for a client based off-shore  
  • Taking a lease of premises in Central London for a major radio station
  • The sale of a recently developed investment property at a price in excess of £12.5 million together with the assignment of construction documents and warranties
  • The transfer of a number of residential properties at a value of circa £10 million for an off-shore trust to an on-shore vehicle in order to mitigate potential tax liabilities 
  • Acquiring a development site in South London for a mixed use retail/residential scheme which now in its construction phase.  We negotiated the development agreement and lease with the anchor tenant, a major supermarket. The deal also involved the preparation of leases for the residential units and the creation of a head lease to protect the freehold investment
  • The purchase of a redevelopment site in Huddersfield at a value in excess of £10 million which included drafting complex overage provisions
  • The grant of leases of an office building in High Wycombe with annual rents in excess of £500,000 and £270,000 respectively
  • The acquisition of a former Alders store for redevelopment and negotiating and completing a planning agreement required in connection with the Planning Appeal
  • The acquisition and sub-sale of a property for an established developer.  The contract was conditional upon obtaining planning consent and the release of restrictive covenants
  • Completing an agreement for Lease to Premier Inn for the conversion of the client's former Head Office premises to a 122 bedroom hotel with an initial rental  in excess of £500,000 p.a.
  • The acquisition of a Grade I Listed office building in Mayfair, W1, for £4m
  • The refinancing of a commercial investment portfolio valued at circa £32m. Advising the Borrower on the syndicated loan facilities and preparing Certificates of Title for the banks
